Pie Jackers – £8,750 refund, a 35% reduction & £0 rates payable
A former solicitors office in Middlesborough was converted to a modern restaurant in 2019 and the rateable value was set at £18,000.
The tenant had taken occupation prior to the rating list entry. They were surprised by the new rateable value of £18,000. The property owner suggested they instruct Jonathan Weastell to act on their behalf.
Following the check, the challenge was successful in reducing the rateable value to £11,750, below the small business rate threshold, meaning the tenant pays no business rates until the end of the 2017 rating list, giving an overall saving of £8,750 per year.
- Old rateable value: £18,000
- New rateable value: £11,750
- Rateable value saving: £6,250
- Percentage saving: 35%
- Refunded: £8,750 in 2019/2020

“We were recommended Jonathan Weastell by the property owner.
The whole process was dealt with efficiently and I was extremely pleased with the end result.
It makes our business much more viable.”

“This property was valued by the Valuation Office as a restaurant on an overall basis, should it have been zoned as a shop?
With local knowledge and liaising with local property owners I negotiated a reduction that was in line with both an overall basis and a zoned basis.
I was delighted to achieve a reduction that meant the new venture can continue.”
